What is a Tempering Valve and do I need one?

A Tempering Valve is required by law on all new hot water systems installed in residential dwellings.  They prevent scalding by ensuring your hot water temperature doesn't exceed 50°C.

Can I extend the life of my electric hot water system?

Yes!  To extend the life of your electric hot water system and prevent it from exploding you need to check the Temperature Pressure Relief (TPR) Valve every six months.

The TPR Valve has a small lever attached which is usually on the side of your hot water tank and near the top.  Lift the lever and hold for 10 seconds.  Water should flow from the relief pipe at the bottom of the tank.  After you release the lever at the end of 10 seconds water should stop flowing from the relief pipe.  This indicates that the TPR Valve is working correctly.  It is also normal for a small volume of water to be released during your hot water unit's heating cycle.

If water continues to flow for long periods and especially at night you will be wasting electricity and therefore money.  We suggest you attend to this quickly by contacting Mark the Plumber who will inspect and assess your system.

Replacement of the sacrificial anode inside your storage tank will also help to prolong the life of your water heater.  The anode should be replaced every 5-8 years and Mark the Plumber can take care of this for you.

How do I turn off the water in an emergency?

This small but significant piece of knowledge could save you thousands of dollars in repairs for water damage!

Most houses typically have a tap in the front yard - close to the front boundry - that turns the water supply off to the property.  The water meter is located at this tap.

Unfortunately in units - especially in older unit blocks - the mains water valve can be much more difficult to find.  The mains water tap may be buried deep in a kitchen cupboard, hidden behind a duct in a wall or possibly in the laundry.  If you're unable to find the mains tap for your unit then ask your neighbours, body corporate or building manager for its location.  If you ever do need to contact a plumber you will save them time if you can show them to your mains water tap and therefore save yourself some money!
